Workspace Group has completed its deal to buy a London office building for £98.5m (€114m).
The listed property company bought the property, in Fitzroy Street, from tenant and owner Arup, which is relocating in 2020.
The deal reflected a 4.6% yield.
The 92,700 sqft is let until September 2022 to Arup at an annual £4.9m rent.
Workspace will reposition the building as a multi-let business centre.
The firm said the asset benefits from proximity to several transport hubs and is 300 metres from Goodge Street and Warren Street stations.
