Nordic fund manager CapMan Real Estate is acquiring a 17,000sqm police headquarters building for its Nordic social infrastructure fund.

CapMan Social Real Estate (CMSRE) is investing an unspecified amount to acquire the Kristiansand Police Headquarters from Bane NOR Eiendom.

The property is part of Bane NOR Eiendom’s Quadrum development, a major urban transformation project on the former railway area adjacent to Kristiansand Station.

The transaction marks the CMSRE’s first investment in Norway. Launched in 2024, the fund focuses on modern, sustainable and essential societal infrastructure across Norway, Denmark, Sweden and Finland.

CapMan Real Estate has been investing in Norway through its other funds since 2017.

Robert Feldt, fund director of CMSRE, said the acquisition of the Kristiansand Police Headquarters brings the fund’s portfolio gross asset value to over €250m.

Feldt added: “This growth underlines both the pace at which the fund is developing and the continued investor confidence in high‑quality social infrastructure. We see this as a strong step forward in our long-term strategy and in strengthening our presence across Nordic markets.”

Jens Henrik Larsen, investment director at CapMan Real Estate, said: “With its central location and long‑term relevance, Kristiansand Police Headquarters aligns exceptionally well with the CMSRE fund strategy, which focuses on modern, sustainable assets that serve essential public functions.

“We are pleased to deepen our presence in Norway with an asset that aligns so clearly with our commitment to societal value creation and resilient real estate.”

Morten Austestad, executive director of property development at Bane NOR Eiendom, said:  “This sale represents a natural handover of the baton from a property developer to a long-term real estate owner. Quadrum is a flagship example of modern mobility hub development in Norway.

“With this transaction, we are ready to hand over the responsibility to a party like CapMan, who shares our commitment to society and sustainability.”
