Schroders Capital's real estate team has sold the Värdshuset 2 office property in Malmö to Wihlborgs.
Financial details were not disclosed.
The property comprises a rental area of approximately 3,900 m2 and is located directly at Hyllie station.
Värdshuset 2 was acquired in 2012 for Schroder Nordic Real Estate Fund. Over the holding period of 12 years, stable returns were generated for the investors, the firm said.
The successful sale of Värdshuset 2 represents an important milestone for the fund, as it completes the business plan for the property and consolidates the fund's performance.
Johan Brakenhielm, head of Nordics real estate, Schroders Capital, said: 'We are pleased to announce the successful sale of Värdshuset 2, a historic landmark, as it was the first office building to be built in Hyllie. Despite the difficult market environment, we are proud to have seen strong buyer interest and several competing offers for the property.'
Nils Heetmeyer, managing director of Schroder Real Estate Kapitalverwaltungsgesellschaft added: 'The recent sale of the property in Malmö demonstrates once again the excellent performance of Schroders Real Estate in the Nordic markets.
'The competent management of the properties from the local teams on site in Stockholm and Helsinki enables us to successfully conclude transactions even in difficult market phases.'
The Schroder Nordic Real Estate Fund was launched in 2005 as a German special fund and invests in the northern European countries of Sweden, Finland and Denmark with a core/core+ approach.
