Hamburg-based Warburg-HIH Invest Real Estate has acquired a newly-completed office property in Wroclaw, Poland for its Europa Select Immobilien Invest institutional real estate fund for €21 mln.

Hamburg-based Warburg-HIH Invest Real Estate has acquired a newly-completed office property in Wroclaw, Poland for its Europa Select Immobilien Invest institutional real estate fund for €21 mln.

The Dubois 41 asset was sold by French property developer Nacarat.

Completed at the end of June 2015, the property is located in the Nadodrze district and provides over 8,000 m2 of lettable area as well as 125 underground parking spaces. It is let to tenants including subsidiaries of the 3M conglomerate and mechanical engineering company Parker Hannifin with an average remaining term of 6.1 years.

'The Polish economy has proven robust during the most recent crisis in 2009, and Poland's fourth-largest city has a sound infrastructure and a high potential in skilled professionals, making it one of the most dynamic cities in the country,' said Andreas Schultz, managing director at Warburg-HIH Invest and responsible for the Transaction Management International.

MF Capital and international law firm of Hogan Lovells advised the buyer. The seller was advised by Cushman & Wakefield and Baker & McKenzie.
