Warburg-Henderson is launching an open-ended special fund targeting German offices with a target volume of €300 to €350 mln.

The TOP 5 Fund will have a core to core-plus investment profile and is targeting returns of over 5.5% in the first year and around 5.25% over the full term of the fund. It already has two office buildings in Berlin and Frankfurt as well as around €60 mln in equity. The fund is essentially the successor to the Warburg-Henderson Deutschland Fonds Plus aimed at institutional investors.

The property in Berlin (Puris) is located on Potsdamer Platz and comprises around 20,600 m2. The Oper 46 asset in Frankfurt was recently renovated and provides around 6,800 m2. Both assets are virtually fully occupied.
