Pan-European logistics specialist Verdion is planning a third distribution facility at the Verdion ExpoPark Hanover in which it plans to invest €30 mln.
The 15,120 m2 speculative Grade A warehouse can be reconfigured flexibly with Unit 1 consisting of 9,240 m2 of warehousing, 1,185 m2 of mezzanine and 540 m2 of communal space; while Unit 2 will provide 3,225 m2 of warehousing, 770 m2 of mezzanine and 540 m2 of communal space.
The facility will offer 15 loading bays, four level access doors and parking space for 20 bicycles and 53 cars, including 12 with EV charging points.
Verdion will this month submit the building permit application, with construction set to start in Q2 2023, and completion scheduled for summer 2024.

Anja Ritschel, head of the economic and environmental department of the city of Hanover, added: ‘As a business partner of the state capital, Verdion has unlocked a new site and led a construction project to success, which serves as a best-practice example in terms of environmental standards in the logistics sector and has created numerous new jobs. We are wishing the company continued success for the future of their sustainable investment on site.’
Verdion is targeting the Platinum DGNB sustainability rating for the facility, which will feature energy efficiency measures, an air source heat pump, and a photovoltaic array on the roof.
Vertical window fronts will provide ample supply of daylight and a comfortable working atmosphere inside the building.
Located next to the city’s exhibition centre, Verdion ExpoPark Hanover hosts two distribution centres comprising 46,700 m2 and 59,800 m2 of space, respectively, with both leased to Arvato Supply Chain Solutions, part of the Bertelsmann Group.
The site directly borders the Messeschnellweg dual carriageway which links it to the A2, A7, A37 and A352 motorways around Hanover.
The DB MegaHub freight depot in Lehrte is 20 km away and a five-minute walk leads to the tram station Stockholmer Allee, which links the site to the city centre as well as its wider public transport network.
The development will be funded by the Healthcare of Ontario Pension Plan (HOOPP), who will retain long-term ownership of the site, while Verdion will act as asset manager.
