Pan-European logistics specialist Verdion has kicked off construction of a new €100 mln industrial and distribution park near Berlin.
The 150,000 m2 Verdion PremierPark Ludwigsfelde will be located in Ludwigsfelde, at Brandenburgische Straße 51-51d, close to Berlin's A10 ring road, 35 minutes from the city center and in proximity of the Birkengrund bus and local train station.
Three new buildings totaling 62,500 m2 are being speculatively built; the first, measuring 41,398 m2, will be finished in the spring of 2024, and the other two by the summer.
They can be flexible customised to meet the demands of occupiers and can be subdivided into up to six units from 6,568 m2. Around 53,000 m2 of manufacturing and warehousing space, 5,000 m2 of offices, 5,000 m2 of mezzanine space, a 300-spot parking lot, and cycling parking are also included.
Florian Stöbe, head of investment - Germany at Verdion, said: ‘This is a major new park development within our VELF1 fund, aimed at a wide range of market sectors and designed to be flexible, efficient and sustainable throughout. Having seen the site shaped by decades of automotive industry activity, we are enjoying the challenge of transforming this brownfield land into a modern industrial and distribution hub powered by clean energy. Against a backdrop of continuing high demand from transport, retail and industrial occupiers in the German capital, we are expecting to close a first lease soon.’
Verdion is targeting DGNB Platinum for the park, with solar panels, underfloor heating in the warehouses and offices via district heating system as well as battery charging point infrastructure for both cars and e-bikes.
Grounds will be landscaped and feature attractive outdoor seating and pavilions for employees on site as well as focusing on increasing biodiversity, with wildlife protection and enhancement measures including bat boxes, nesting for birds and an amphibian habitat. Beehives and insect hotels will be installed and around 220 new trees will be planted alongside the existing 140.
