Scandinavian contractor Veidekke has been commissioned by Norwegian housing cooperative Obos to build a senior home project in Oslo, Norway.
The Ulvenplassen project will consist of 264 homes, apartments for the elderly, and commercial premises. The design and build contract is valued at NOK 597 mln (€51.6 mln) excluding VAT.
The homes in the project will vary in size, from one-bedroom apartments around 30 m2 in size to five-bedroom apartments larger than 160 m2.
The senior concept, developed in collaboration with Diakonhjemmet Omsorg, will have indoor and outdoor common areas, and a dedicated concierge to create a pleasant and accessible living environment for residents.
Construction work is about to start, with completion scheduled for H1 2026.
The head of department of Veidekke Bygg Oslo, Kaare Gilhus, said: ‘We are very pleased that we can continue the large-scale development of Ulven in partnership with Obos and are very appreciative of the commission. This is especially important for us now that the housing market has cooled off. At the same time, we know that the market will return. Obos taking responsibility and building without pre-sales will help to mitigate the recoil effect that will occur in Oslo when the market turns the corner.’
The general manager of Ulven Bolig AS, Stian Svae, added: ‘The market for new housing is challenging at the moment, but we believe it is important to maintain continuity in housing construction and start this residential project now. This is both for the sake of the progress of the Ulven development as a whole, but also for the sake of residents who live there or are about to move in who will avoid construction work that extends too far into the future. When Ulvenplassen is finished, Obos's area south of Ulvenveien will be completed with good homes and attractive green outdoor areas.’
Oslo’s Ulven district is currently in great development, with a good mix of housing, commercial areas and outdoor areas.
Around 1,600 new apartments will be built and Veidekke has built more than 500 of the nearly 700 apartments that have already been completed.
Amenities in the car-free neighbourhood include shops, schools, and kindergartens within walking distance, and a variety of leisure activities, such as football pitches, an ice rink, and fitness centers.
