US investor Tishman Speyer is seeking to return to the Dutch office market by acquiring assets in the Zuidas business district of Amsterdam, Debtwire.com has reported.
Citing two well-informed sources, Debwire said Tishman Speyer is in exclusive talks to acquire the Ito Tower and the Som building from Commerz Real's Hausinvest fund for €240 mln.
At end-September 2012 the two buildings were jointly valued at €237 mln.
Both Commerz Real and Tishman Speyer declined to comment on the report.
Designed by Japanese architect Toyo Ito, the 100-metre-high Ito Tower located on Gustav Mahlerplein is one of the tallest buildings in the Zuidas. The property, which forms part of the Mahler4 complex, provides 34,550 m2 of leasable area over 25 floors. It was valued at €167.7 mln in September 2012, down from €173.8 mln in 2011.
The 30-metre-high Som building, located on Gustav Mahlerlaan next to the train station, was designed by Skidmore Owings & Mirrill. The building comprises more than 15,000 m2, split between offices and exhibition space on the ground floor. It was valued at €68 mln in September 2012, down from €71.3 mln the previous year.
