Union Investment has successfully sold the Rund Vier office complex in Vienna's Viertel Zwei district to the Austrian property company Thalhof Immobilien.
The ÖGNI Gold-certified property was held in the portfolio of the open-ended real estate fund UniImmo: Deutschland. The parties have agreed not to disclose the purchase price.
'After a holding period of around 15 years, during which the office ensemble generated stable income for our fund, we took the opportunity to optimise the portfolio and strategically reduce the office ratio in UniImmo: Deutschland,' said Alejandro Obermeyer, head of investment management DACH at Union Investment.
The Rund Vier ensemble designed by Henke Schreieck consists of four concave-convex solitary office buildings staggered in height with a total rental area of around 25,000 m2.
It is located in the Viertel Zwei district, one of Vienna's most important office clusters. Viertel Zwei is located directly on the U2 underground line in the immediate vicinity of Vienna University of Economics and Business, but also offers recreational space thanks to its proximity to the Prater park.
The transaction was brokered by Zoechling Re. Union Investment received legal advice from Schönherr Rechtsanwälte and tax advice from TPA. Thalhof received legal advice from Tiefenthaler Gnesda Rechtsanwälte and tax advice from BDO Austria.
