Union Investment Real Estate has signed an agreement to acquire Hofgarten Palais in Düsseldorf from Europa Capital for about EUR 60 mln. The 14,000 m2 office development was carried out by Luxembourg-based subsidiaries of Europa Fund II and was purchased by Union Investment for its open-ended property UniImmo: Europa.

Completed in 2009 with prestigious sandstone facades, Hofgarten Palais is located adjacent to the City's Hofgarten, within walking distance of Königsallee, Schadowstrasse and Altstadt.

The development comprises air-conditioned offices on ground and six upper levels. Management Engineers, Gleiss Lutz, Catella and SThree have already signed leases for space at the property.

Union Investment already owns properties in Düsseldorf and Cologne, two cities at the centre of its investment strategy. Frank Billand, member of the Management Board of Union Investment Real Estate said: 'This recent purchase accords with our strategy to invest in established markets. Strong tenants underscore the cash flow that will benefit our investors.'

BNP Paribas Real Estate and Catella Property Advisors acted for Europa Capital.
