Dutch real estate investor and asset manager Unifore Real Estate has acquired the Europe Palace office building in Zoetermeer from a fund affiliated with New York-based global asset manager Marathon Asset Management.

Financial details were not disclosed, but documents filed with the Dutch land registry reveal a purchase price of €16.3 mln.

The building, located at Europaweg 45 in the centre of Zoetermeer, comprises approximately 11,300 m2 of office space with 72 indoor parking spots and is leased in its entirety to the National Police (KLPD). Marathon regeared the lease in 2021 and the KLPD has a remaining lease term of 5 years.

Situated at the city ring and overlooking the city park, the property is within walking distance of the leisure & shopping area Stadshart, the City Hall and the RandstadRail.

At the end of 2020, the city of Zoetermeer established the Vision City Center 2040, an integral framework for the further growth of the city centre, by adding approximately 2,000 high quality residences in the city centre, among other initiatives.

Near the building various residential projects are now underway or planned. Vacant office buildings and parking lots are being converted into residences.

The seller was assisted in the transaction by CBRE (commercial) and Loyens (legal). The buyer was assisted by Drees & Sommer (technical) and Burgemeestre & Partners (legal).
