European timber construction project developer UBM Development has revealed plans to build the highest timber skyscraper in the world.

To this end, the company has acquired a project on Vienna‘s Handelskai from Signa Group for €24.5 mln, a figure that also includes existing land financing.

The 113-metre Donaumarina Tower will have 32 upper and four underground floors with around 44,350 m2 of gross floor space.

It will be located directly at the Donaumarina U2 underground station in the Waterfront development area.

Vienna’s inner city can be reached in 12 minutes with public transportation, and Vienna International Airport is only 15 minutes away by car.

The Marina Tower and Donaumarina Apartments were recently built in the immediate vicinity.

Thomas G. Winkler, CEO of UBM Development, commented: ‘A perfect example of a win-win situation. The Donaumarina Tower is a perfect fit with our strategy.’

The office tower will use geothermal power, ground water and install photovoltaic modules.

The building will comply with the EU Taxonomy Regulation and ESG guidelines, and LEED Gold certification is targeted.

The design achieves a 43% CO2 reduction in the construction of the timber tower compared to a conventional steel-concrete tower, saving up to 3,000 tons of CO2.

UBM currently has 265,400 m2 of timber construction in the pipeline, slightly over half in the office asset class and the rest in residential.

This includes the LeopoldQuartier on Vienna‘s Donaukanal, the first urban quarter in Europe to be developed in pure timber-hybrid construction.

The company will lay the foundations for five other timber construction projects by end-2023 in Munich, Mainz, Düsseldorf and Prague – namely the Timber Factory, Timber Peak, Timber View, Timber Port and Timber Praha.
