Polish developer Torus has finalised the sale of phase II of the Alchemia office complex in the port city of Gdansk to listed property investor Polski Holding Nieruchomoœci (PHN) for almost €61 mln.

Polish developer Torus has finalised the sale of phase II of the Alchemia office complex in the port city of Gdansk to listed property investor Polski Holding Nieruchomoœci (PHN) for almost €61 mln.

Alchemia is a Class A office complex located in Tri-City, which will ultimately consist of six office buildings with ground floor retail space.

Phase II comprising two towers with over 25,000 m2 of space was completed in October 2015 and a preliminary agreement for the sale of the building was signed a month later.

Designed by architects APA Wojciechowski Architekci, the asset boasts a Leed Platinum environmental certificate. Anchor tenants in the building are State Street, Wipro IT Services and Alexander Mann Solutions.

'The transaction shows the growing importance of regional markets in Polish real estate industry with Tri-City being one of the best to invest,' said Slawomir Gajewski, president of Torus' management board.

Cushman & Wakefield represented the seller in the transaction. Savills represented the buyer.

Torus sold Phase I of the building in August 2015 to a joint venture between a fund managed by Bluehouse Capital Advisor and an investment vehicle comprising Polish investors and managed by independent Polish fund and asset manager Reino Partners.

PHN is one of the largest Polish commercial property companies in terms of the market value of its portfolio. The Group’s portfolio includes over 140 property assets with a value of PLN 2.3 bn. PHN’s operations are focused in Warsaw and the major regional cities, including Lódz, Poznan, Wroclaw and the Tri-City area.
