The activity was balanced between acquisitions and disposals, with the largest transaction being the sale of the Tour Vista office building in Paris.
Europa Capital made the announcement as PropertyEU prepares its annual ranking of Top Investors by investment volume. The ranking and publication, which appears in March, ranks the largest real estate transactions and dealmakers by volume in 2015. Europa featured in 51st place in the last ranking that covered activity in 2014 with a total transaction volume of €1.5 bn, split between €1.2 bn of sales and €300 mln of acquisitions.
Fund IV
Europa Capital’s Europa Fund IV, which closed to investors in 2014 with investment capacity in excess of €1 bn, undertook the majority of the Europa Capital transactions and has now substantially completed its investment programme following investments in the UK, Denmark, the Netherlands, Spain, Czech Republic and Hungary during the year.
All the transactions have been in the traditional real estate sectors of office, retail, residential and industrial.
Key deals this year include the acquisition in march 2015 of a 68,350 m2 metre shopping centre in the UK for close to €100 mln, and the sale of a 15,100 m2 office building in Paris to the private Qatar-based investment group Alduwaliya Asset Management for more than €130 mln.
Jason Oram, partner at Europa Capital said: 'Europa has been very active in 2015 and having successfully executed our asset management initiatives on a number of investments, we were pleased to be able to realise several divestments and to return capital to investors. We anticipate maintaining sales momentum from existing funds, completing the acquisitions programme for Fund IV and moving onto the successor fund over the course of 2016.'
Since 1995, Europa Capital has collectively raised eight real estate funds and committed to over 90 transactions totalling some €9 bn across 18 European countries.
