Swiss Life Asset Managers has acquired a ready-to-build site in Burgbernheim, west of Nuremberg.
The investor-developer will develop the Nuremberg West project, a state-of-the-art logistics property with more than 66,000 m2 of rental space, on the approximately 110,500 m2 site in Steinacher Strasse.
Construction work is scheduled to start in the first quarter of 2025 and is expected to be completed in the first quarter of 2026. LIST Bau will act as the general contractor.
'The property is a great addition to our new 'Roots' logistics portfolio thanks to its location in the prosper-ing metropolitan region of Nuremberg,' said Ingo Steves, managing partner logistics at Swiss Life Asset Managers.
'With our first project development in Franconia, we are consistently pursuing our investment strategy of creating long-term and sustainable added value in central regions of Europe,' Steves added.
The location in the district of Neustadt an der Aisch-Bad Windsheim offers good accessibility to the metropolitan regions of Stuttgart and Munich thanks to its western location in the Nuremberg metropolitan region, as well as excellent connections to the national and international logistics network via the nearby A7 motorway.

The property will offer a total rental area of 66,078 m2. In addition to almost 58,000 m2 of warehouse space, this also includes over 2,100 m2 of social and office space as well as around 5,900 m2 of mezzanine space. The building consists of seven units and can be let to a single user or several users.
The installation of heat pumps and a photovoltaic roof system is planned to generate renewable energy. Overall, the property is aiming for a BREEAM Excellent certification.
