Strabag Real Estate has allocated €185 mln for the new Seed energy efficient office building in Frankfurt am Main.
The 22,000 m2 property will be built on a 7,000 m2 site, the last developable plot in Frankfurt's European quarter, directly next to the new F.A.Z-Tower.
Vienna-based MHM architects will be responsible for the design of the building that will feature optimized, flexible and efficient floor plans, individually adaptable to the design wishes of the new tenants.
Strabag Real Estate acquired the Seed site from Messe Frankfurt in 2022.
The building application is to be submitted soon and building completion is targeted by the end of 2025 and the beginning of 2026.

The greened multi-story balconies and terrace areas, together with the elaborately planted interior courtyards, combine indoor and outdoor space.
With numerous biodiversity features, office users will benefit from a very high level of workplace and open space comfort and cozy microclimatic conditions.
The Seed is being planned in compliance with EU taxonomy and is aiming for QNG-Plus, DGNB and Greenpass Gold certification.
Primary energy supply will come from geothermal energy and photovoltaics, while a large part of the building materials, such as the CO2-reduced concrete, consists of recycled and recyclable materials.
Rainwater will be used for building operations and stored in the ground to improve the microclimate.
The mobility concept focuses on a bicycle infrastructure with a spacious bike station including e-charging facilities, changing rooms and showers.
Extensive greening of the adjacent park is also planned, so the Seed will blend in perfectly with its surroundings and enhance the quality of life.
