Stockholm-listed property company Stendörren Fastigheter has purchased three modern warehouse and light industrial properties in Uppsala, Sweden.
The properties, known as Danmarks-Kumla 8:22, 8:23, and 8:25, were acquired from a private seller for a total of SEK 545 mln (€48 mln).
With a combined lettable area of 18,600 m2, these properties, built in 2020 or later, are fully leased to various tenants and have an average remaining lease term of 8.5 years. The estimated annual net operating income is SEK 36 mln (€3 mln).
The transaction is expected to be finalized on 1 October.

The properties are located in the highly sought-after business area of Fyrislund, where demand for these types of premises is high, as reflected in the occupancy rate. The acquisition will increase our exposure in Uppsala by approximately 45%, which will total approximately 42,000 m2 after taking possession of the portfolio. Additionally, strengthening our relationship with several well-known and stable tenants with long-term leases is, of course, another positive outcome.’
Stendörren Fastigheter acquires, develops, and manages properties in the logistics, warehouse, and light industrial sectors across the Nordic region. It specializes in rezoning existing properties in high-growth areas, particularly in Greater Stockholm and the Mälardalen region, to create residential development rights.
