UK regeneration specialist St. Modwen Properties has submitted two planning applications to Newport City Council for its Glan Llyn development, a project to redevelop the former Llanwern steelworks east of Newport, South Wales, into a £1 bn (EUR 1.18 bn) sustainable community.

UK regeneration specialist St. Modwen Properties has submitted two planning applications to Newport City Council for its Glan Llyn development, a project to redevelop the former Llanwern steelworks east of Newport, South Wales, into a £1 bn (EUR 1.18 bn) sustainable community.

The first planning application is for 311 homes at Glan Llyn, which will be developed in partnership with housebuilder Persimmon.

The second, related application is for a £5 mln programme of infrastructure works on the brownfield site, which will be carried out by St. Modwen and will enable the construction of the primary access road. This will open up access to the south western corner of the site and will pave the way towards the development of the first phase of homes and a new 18-acre public park.

Over the next 20 years, St. Modwen plans to develop Glan Llyn into a thriving new business and residential community providing around 4,000 new homes including a new local centre with schools, library, police station, supermarket and doctor's surgery supported by almost 100 acres of play, amenity and sports space as well as parks and lakes.

These planning submissions follow the application to Wolverhampton City Council in January for planning permission to regenerate the Goodyear Works and develop 314 new homes at the 88 acre site, also as part of the joint venture with Persimmon.

Bill Oliver, Chief Executive of St. Modwen, said construction on the first phase of homes is expected to start this summer.
