Austria's Sparkassen Immobilien AG has completed the purchase of the Hoch Zwei and Plus Zwei newly built office schemes located in the new Viertel Zwei urban district of Vienna. Although the financial details remain confidential, Ernst Vejdovszky, member of Sparkassen's management board said that the acquisition represents 'one of the biggest real estate deals' in the Austrian capital in recent years.
'Projects like this one only come along every few years,' he added.
Both buildings have been developed by local builder IC Projektentwicklung and are being used by Central European oil and gas corporation OMV as corporate headquarters. The neighbouring Hotel Zwei, which is being operated as a Courtyard by Marriott, has also been acquired.
Designed by architects Henke und Schreieck and Martin Kohlbauer, the 80-metre Hoch Zwei building and the Plus Zwei scheme offer a combined 41,000 m2 of office space. The four-star hotel Courtyard by Marriott Wien Messe has 251 rooms and suites and was designed by Zechner & Zechner. The hotel and OMV's head office form the entrance to the new urban district.
'These buildings not only add three new architectural highlights to our portfolio, but also underline our confidence that the location will fully live up to its potential,' Vejdovszky said.
According to the developer and seller, IC Projektentwicklung, Viertel Zwei provides roughly 100,000 m2 of rentable space, 90% of which has already been let, and 80% of which has now been sold.
