Portuguese real estate developers Sonae Sierra and GFH have started construction of a new office complex in Porto, Portugal, for an investment estimated at over €45 mln.
Viva Offices will offer over 22,000 m2 of space above ground and should be completed in Q1 2025.
The complex, designed by the Broadway Malyan architecture firm, will feature contemporary and innovative architecture, meeting strict sustainability criteria and providing high environmental and energy performance.
A nine-storey office tower with over 19,000 m2 of gross construction area will be built during the first phase, with around 2,000 m2 per floor and with large balconies, providing a 360º panoramic view.
The project foresees co-working areas and large outdoor spaces, which can be used for meetings and socializing.
The complex will have more than 12,000 m2 of gardens and green spaces, providing multiple areas for leisure and social interaction.
Alexandre Fernandes, administrator of the developments area at Sonae Sierra, said: ‘The start of construction of this project is a milestone for the partnership we established with GFH. Viva Offices is the materialization of Sierra's vision, in its claim as a specialist in urban reconversion projects, with a view to developing the cities of the future. We know that we have on our hands a differentiating project that will be a reference in Porto due to its quality, size and characteristics and that will generate interest in the market, nationally and internationally.’
Located in the Porto Business Zone, Viva Offices will benefit from public transport network connectivity and good access, offering over 300 parking spaces, with areas dedicated to electric charging vehicles.
