Swedish Logistic Property (SLP) has completed its acquisition of the Litografen 8 property in Eskilstuna, Sweden, originally announced in April.

The finalization of the deal hinged on approval from the Swedish Strategic Products Inspectorate, which has now been granted.

SLP acquired the property from logistics property developer Logidev through a corporate transaction for an agreed-upon value of SEK 268.5 mln (€23.1 mln), utilizing their own funds to finance the acquisition.

The property has a total area of 59,000 m2, including building rights.

It is currently fully leased to pharmaceutical distributor Tamro AB for SEK 17.3 mln (€1.5 mln) per year under a contract extending until 30 September 2027. The lease agreement includes annual rent adjustments and covers the existing 27,000 m2 building.

Tommy Åstrand, CEO of SLP, commented: ‘The property is in very good condition and has great potential to be environmentally certified by, among other things, installing solar cells. There is also significant potential in utilizing existing building rights and build a large extension, which would increase the annual rent in the long term.’
