The 20,000 m2 GLA property is the eighth project developed by Skanska in the Polish capital. Tenants include Credit Suisse, DLA Piper and Bravura Solutions.

'Significant yield spread between Western and Eastern Europe makes Poland a priority for German investors on their shortlist. Taking into account favorable investment market conditions in Warsaw, Skanska with Atrium 2 offers an almost fully leased, high quality office asset with sustainable solutions underpinned by an LEED Platinum certificate which will be awarded in the very near future,' commented Adrian Karczewicz, head of divestments CEE at Skanska Commercial Development Europe.

'With Atrium 2 we are able to further diversify our real estate assets portfolio. It is our first investment in Poland and we are looking forward to investing even more in this exciting market,' said Nicholas Brinckmann, managing director of Hansainvest.

The asset, which opened in March 2016, is expected to receive LEED Platinum certification. Skanska said that limited completions in Warsaw in the third quarter of the year had resulted in a decrease in vacancy rates across the city, which now has a total of 530,000 m2 of office space with another 550,000 m2 under construction.

Hansainvest was advised by MF Capital, while JLL acted for Skanska.

Legal advisers were Greenberg Traurig Grzesiak for the purchaser and Dentons for the seller.
