Swedish construction and development company Skanska is investing €100 mln in the second phase of the Studio office complex in Warsaw, Poland.
The 27-story building, named Studio A, will have a gross leasable area of around 26,600 m2 and is expected to be completed in the fourth quarter of 2025.
Studio A will offer a variety of workspaces, including meeting and teamwork areas, as well as quiet rooms for concentration. Tenants will have access to the Connected by Skanska platform, which enables contactless movement around the office. The project also includes a community space for leisure, strolls, and gatherings.
Studio A will feature sustainable design elements, such as air filters and humidifiers, and quiet air conditioning. It is expected to receive several certifications, including LEED Core & Shell, WELL Core & Shell, WELL Health & Safety Rating, and Building without Barriers.
Katarzyna Zawodna-Bijoch, president and CEO at Skanska’s commercial development business unit in CEE, said: ‘Over the past few years, the office market was subject to a major test. Premium properties located in well-connected, vibrant areas and developed in line with the highest ESG standards have passed this test with flying colors. Skanska’s Studio office complex in the center of Warsaw certainly meets these criteria. This is demonstrated by the successful commercialization of the project’s first phase, which was fully leased before the building was even commissioned.’
Bartosz Dorsz, project manager at Skanska’s commercial development business unit in CEE, added: ‘Studio A will offer more than just offices – the building will also feature an interestingly arranged place for relaxation. On the seventh and twenty-second floors, there will be green terraces available to tenants. Downstairs, we are creating an open square with small architecture, rain gardens and retention tanks that facilitate water collection. Additionally, we plant year-round vegetation in order to reduce the heat island effect.’.
Ulrik Raysse, managing director at Arrow Architects, commented: ‘Our goal is to create a harmonious transition from large-scale objects to the human perspective at the street level. We wanted the buildings to fit into the neighborhood, not to overwhelm it. The glass façade above adds a timeless elegance, contributing to the new city skyline. The public space, along with the ground floor, ensures that the building is not standing alone but actively becomes a part of the city, inviting everyone to enjoy and experience its presence.’
The project was developed by the Danish architectural firm Arrow Architects and the Polish firm Grupa 5 Architekci. Construction of the building will start in the fourth quarter of 2023.
Studio is located in the Wola district of Warsaw, an area that is attracting an increasing number of companie, conveniently located between two underground stations and a network of cycling paths.
The first phase of the Studio complex has just obtained an occupancy permit. The Studio B office space, extending for almost 20,300 m2, is fully leased to tenants including Societe Generale financial group businesses, the insurance company Unum Zycie, and Business Link.
