Construction Group Skanska's Polish real estate arm has launched the development of the first phase of a new office project in Warsaw, its largest so far in the CEE region.

Designed by architects Jems, the Generation Park complex will consist of three buildings providing in total nearly 84,000 m2 of office space. The development, which is targeting LEED Platinum environmental rating, will include a 140-metre high tower providing more than 44,000 m2 as well as 600 parking places.

Phase I comprising 21,000 m2 over 11 floors is scheduled for completion in the fourth quarter of 2017.

'Generation Park will be the biggest project in the history of our business operations in both Poland and the whole region of Central and Eastern Europe,' said Katarzyna Zawodna, managing director of Skanska Property Poland.

Zawodna said the decision was a 'natural choice' as Warsaw has become an office hub for the CEE region in recent years. 'The office market in Warsaw is exhibiting rising office take-up and supply year by year. We are sure that by launching the development of Generation Park now, we will be able to take advantage of the positive economic situation in the leasing and transaction markets,' she added.
