Swedish property and construction group Skanska has sold building E of their Nowy Rynek office complex in Poznan, Poland to real estate investor Eastnine for €79.3 mln.
The recently completed property offers nearly 28,800 m2 of leasable space, 90% of which is let to major tenants like McKinsey, VML Poland, Softswiss, Bank Pekao SA, BusinessLink, and LyondellBasell. Additionally, it has 234 garage spaces.
The weighted average unexpired term lease amounts to 5.7 years and the rents are indexed according to the EU27 HICP. As the leases were signed after the pandemic, they are adapted to efficient office use with hybrid work.
The building is environmentally friendly, using technologies to reduce water and energy consumption, and includes an inner patio with greenery. It boasts certifications like LEED Core & Shell (Platinum) and is expected to receive WELL Core & Shell, WELL Health-Safety Rating, and Building without Barriers.
Eastnine’s CEO Kestutis Sasnauskas, said: ‘With this acquisition, we achieve a leading position in Poznan and become an important player in the city. We are adding a property with strong tenants, long leases, and good opportunities to offer our customers flexible solutions in the short and long term. Poland is an interesting market where we want to continue growing, with a focus on Warsaw.’
The acquired property sits right next to Nowy Rynek D, which Eastnine acquired in May 2022. With this new property, Eastnine now holds nearly 68,000 m2 of lettable space in Poznan, making it the largest owner of office properties in the city.
Nowy Rynek is located in Poznan's CBD and will eventually provide a total of 100,000 m2 of usable space across five buildings.
Financing for the acquisition combines a green loan from Berlin Hyp with cash reserves.
