Skanska’s second phase of the Centrum Poludine complex in the Polish city of Wroclaw has been leased in its entirety for 20,300 m2 of space.

The letting to Bank of New York Mellon is the largest leasing deal in the city since 2020, according to data from JLL, in a market that generated a total of about 137,000 m2 during the whole of 2022.

It comes as BNY Mellon in Poland grows its footprint.

Just a few weeks ago, the bank announced the opening of a Wroclaw branch of its European operation, and plans to go on hiring spree in the coming years.

The second phase was completed in January this year.

It is fully powered by electricity produced from renewable sources, energy-efficient LED lighting has been used in public areas and there are technologies that allow to, among others, reuse gray water and rainwater. As a result, the building can use as much as 40% less energy and 58% less water in a year compared to a LEED-certified base building.

It also has loggias – outdoor corridors or galleries covered by a roof and an outer wall - of 40 m2 of each floor. This is the first such a feature within an office building in Wroclaw and will be sued for working and meeting outdoors, providing a vista of the city.

Wroclaw has a population of 638,659. It is 355 km from Warsaw.
