Skanska Commercial Development Nordic has added the Citygate office building in Gothenburg, Sweden, to its internal real estate portfolio.
The acquisition is valued at approximately SEK 2.5 bn (€222 mln) after accounting for remaining investments and deferred tax.
This internal transfer will not impact Skanska's cash flow and the handover is effective immediately.
Developed and constructed by Skanska, Citygate boasts 36 floors and reaches a height of 144 metres. Completed in fall 2022, it offers a total lettable area of approximately 43,000 m2.
Tenants include WSP, Manpower, Sector Alarm, Visma, Flodéns, Verahill, Parttrap, Castra, Knightec, and Skanska themselves, with roughly 80% of the space currently leased.
Citygate features a range of amenities, including fitness facilities, secure bicycle storage, restaurants, cafes, and conference spaces.
Additionally, Citygate holds the highest level of certification (Platinum) under both WELL and LEED building standards. The building operates entirely on local renewable electricity generated by the Utby solar cell park.
Citygate joins Skanska's existing properties in Malmö and Stockholm, becoming the sixth building in their office portfolio.
