UK REIT Segro has submitted a planning application for a 68,000 sq ft (6,300 m2) speculative office development at the Slough Trading Estate in the UK.

The site at 234 Bath Road was previously occupied by Segro’s UK property teams, which recently moved to smaller shared offices at the newly refurbished 258 Bath Road site.

The proposed new building at 234 Bath Road is located at the junction of Bath Road and Leigh Road, which acts as a gateway to the Estate.

Subject to planning, demolition of 234 Bath Road will commence in June 2014, with construction starting in late August 2014 and completion scheduled for September 2015. Segro is targeting a BREEAM ‘Very Good’ rating for the proposed new development, which will also include 223 car parking spaces.

'With occupancy levels so high along the Bath Road office frontage, the decision to submit plans for this speculative office development underlines our confidence that this is a very attractive location for customers,' said Gareth Osborn, business unit director for Thames Valley at Segro.

The Slough Trading Estate is a popular headquarter locations for multinational corporates including Mars, Black & Decker, O2, LG, UCB, Lonza, Ipsen, Hytera and John Crane.

JLL and Savills are the leasing agents for 234 Bath Road.
