The warehouse, Tesco's third in Poland, is due to be operational by October 2016 and will deliver to 140 retail outlets in northern and north-western Poland.

It marks the first development by Segro in Central Europe for the British supermarket chain. Cushman & Wakefield acted as agent in the transaction.

Magdalena Szulc, of Segro's business unit for Central Europe, said the location of the site beside the A2 motorway, which connects Berlin to Warsaw, was a deciding factor in the deal.

'We are pleased that Tesco joined the group of SEGRO's leading clients in Central Europe,' she said. 'Undoubtedly, one of the deciding factors connected with the choice of our offer was convenient location of the park in Komorniki, which guarantees effective distribution in Poland, but also in western neighbouring countries.'

Adam Manikowski, CEO of Tesco Poland, said: 'The new centre in Komorniki near Poznan will join the two existing facilities of this type located in Teresin near Warsaw and in Gliwice. The annual mileage of our company lorries will be reduced by 12.9%, which will result in the decrease of a the carbon dioxide emission by 6.7%. Thus our company will not only optimise the distribution processes, which will translate into greater business efficiency, but we will also positively influence the natural environment.'
