European listed logistics specialist Segro has secured planning consent for 501 Riverside Way, a 37,240 sq ft (3,460 m2) pre-let hotel with adjoining restaurant, together with a speculative 26,430 sq ft industrial unit.

Located in Riverside Estate, Uxbridge near London, Riverside Way extends to 172,000 sq ft, and is already home to companies such as Bosch, Manpower, Monster Energy, Kommerling UK and Aristocrat Technologies.

The 80-room hotel asset will be operated under the Premier Inn brand and will be located adjacent to a Beefeater Grill restaurant. Construction of 501 Riverside Way will commence on both the hotel and industrial premise in July 2014, with practical completion expected in June 2015.

In a statement, Segro said that the speculative industrial development forms part of its strategy to utilise its land bank to deliver industrial accommodation, suitable for companies involved with urban distribution, trade counters, light industrial and warehouse facilities.

501 Riverside Way is the second London development project carried out as a joint venture between Segro and Whitbread. Segro is currently building a 44,100 sq ft, 96 bedroom hotel at Advent Way in Enfield, together with 84,150 sq ft of speculative industrial units.

Jonathan Langdon, acquisitions manager for Whitbread Hotels and Restaurants, said: ‘We currently have over 55,000 rooms and 670 hotels open and trading in the UK and our new Uxbridge Premier Inn will bring us closer to achieving our target of reaching 75,000 rooms by 2018.’
