SEB Immobilien-Investment, on behalf of its SEB ImmoPortfolio Target Return Fund, has acquired a logistics property in Venlo, Southern Netherlands, for EUR 21.3 mln. The asset provides some 21,600 m[sup]2[/sup] of warehouse space and 900 m[sup]2[/sup] of office space. The property is leased until the end of 2013 to Amway, a direct sales company. The seller is the Dutch real estate company ASV Vastgoed, which belongs to the international Seacon Logistics group. The fund now has 25 properties in eight countries with a total market value of around EUR 550 mln. The fund's one-year performance currently amounts to 8.4%.

The company also said it has taken over after 20 months of construction the first of the four Lotus buildings in the Rotterdam office district of Alexanderplein from Dutch developer OVG. The eight-storey new building has around 8,600 m2 of rental space and 185 parking spaces and has been leased for ten years to engineering firm Royal Haskoning. The market value amounts to close to EUR 30 mln. The company bought the 34,000 m2 project at the end of 2005 for EUR 110 mln.

Additionally, SEB Immobilien-Investment completed the purchase of the Colonius Carrée building in the centre of Cologne. The office complex comprising four linked buildings with around 14,600 m2 of rental space and 210 parking spaces is currently 76%-leased to 17 companies. The seller, Strabag's unit Zublin Development, has issued a multi-year rental guarantee for the rest of the space. SEB ImmoInvest's portfolio now has 103 properties in 14 countries.
