The Class A building has been designed in a modular format which can be subdivided into five separate units of around 6,000 m2, with 30 HGV loading bays and ancillary office and social space.

Located equidistant between the cities of Metz and Nancy and 1.5 km from the A31 motorway, the site provides fast access to the major cities of North East France, including Paris and Lille.

Scannell is targeting a BREEAM Very Good certification for the development which will be equipped with a rainwater management system, 6,431 photovoltaic panels to ensure a clean and renewable energy source and electric vehicle charging provision for 20% of parking.

The redeveloped site will also benefit from a BiodiverCity label, ensuring the project's integration into nature and respect for biodiversity.  The development will include almost 28,000 m2 dedicated to new landscaped areas, including copses, hedgerows and meadows.

Hugues Desbarrières, director of Development France at Scannell Properties, commented:  ‘ Developed on a brownfield site and designed according to the highest standards of environmental certification, it will offer manufacturers, transportation and logistics operators a modern, energy efficient building that can be adapted to support their operational needs.’

Completion is scheduled for the last quarter of 2024.
