U.S. real estate developer Scannell Properties has acquired a 26,589 m2 plot of land in Manises near Valencia, Spain, to develop a 19,000 m2 logistics platform.

The value of the investment has not been revealed.

The state-of-the-art sustainable warehouse will consist of prefabricated concrete enclosures and structure, a 32-metre manoeuvring area, 20 loading bays, a warehouse height of over 11 metres and a large outdoor car park.

It will feature the latest quality, sustainability end energy efficiency standards, thanks to its BREEAM 'Very Good' construction certification, and will be adaptable to customer needs.

In this sense, it will have its own photovoltaic installation to supply clean energy to the building and smart LED lighting to reduce costs and environmental impact.

It represents a unique opportunity in the market for companies in the e-commerce, retail, food and logistics sectors looking to expand and modernise their operations in the Mediterranean hub.’

Construction work has already started, and the building will be delivered in Q3 2023.

The project is located in the La Cova Industrial Estate next to Manises Airport, in the prime logistics area of Valencia, with direct connections to the A-7 and 5 km from the by-pass that connects with the A-3 linking Valencia to Madrid.

The centre of Valencia and port area are barely 10 km away.

TPF Consulting is in charge of the marketing, while ASPOR is responsible for project monitoring.

This is Scannell’s third logistics project in Spain, after those in Montornés del Vallés (13,500 m2, due for completion in Q1 2023) and Santa Perpetua de Mogoda (21,895 m2, already functional), both near Barcelona.
