Scannell Properties is transforming a neglected brownfield site in northeastern France into a modern, sustainable warehouse facility.

Located near the cities of Metz and Nancy, the 8-hectare site in Atton previously housed a concrete factory.

Following France's ZAN environmental regulations, Scannell will demolish the old structures and replace them with a brand new 31,600 m2 logistics hub. This redevelopment project initiated two years ago in collaboration with the local community, can now move forward with land acquisition complete and approvals secured.

The new logistics platform will boast a total area of 31,600 m2, offering versatile space that can be customized into five separate units, each spanning roughly 6,000 m2. The warehouse will feature a generous ceiling height of 11.5 m2, ideal for storage and operations. Construction is set to begin in early July 2024, with the project aiming for completion by April 2025.

Hugues Desbarrières, deputy director general, France at Scannell Properties, said: ‘We're delighted to be able to launch this project to repurpose an obsolete site and transform it into a modern, high-performance logistics platform. It fits in perfectly with our strategy of minimizing development on greenfield land. Strategically located with access to the A31 motorway and a large employment pool, the site will meet the region's need for logistics space, where the vacancy rate is less than 1%.’

The project prioritizes environmental responsibility, aiming for BREEAM Excellent certification. Over 400 meters of ecological corridors will be restored and created to enhance the site's natural habitat. Rainwater will be collected and used in landscaped ponds, 6,400 photovoltaic panels will be installed, and demolition materials will be repurposed for the new warehouse's foundation, minimizing construction waste.

The site is strategically located minutes from?the A31 motorway, providing fast access to the major cities of North East France.
