US-based developer-investor Scannell Properties has acquired a 22,500 m2 site in Montornés, 20 km north of Barcelona, Spain, for an undisclosed amount.

Scannell will develop a 13,500 m2 logistics platform on the site, due to be competed in the first quarter of 2023.

The new building will be designed for logistics, distribution and e-commerce companies that require a modern, last-mile, high-flow distribution centre. Scannell will be targeting a Breeam Very Good certification as part of the design.

Javier Inchauspe, director general, Spain at Scannell Properties, commented: ‘We are witnessing unprecedented demand for logistics sites in and around Barcelona, where there is a scarcity of land and a lack of assets that are fit for purpose for modern-day logistics requirements. Repurposing brownfield sites, such as this one in Montornés, is a perfect example of how to release much-needed space in a sustainable way.’

This will be the company’s second speculative project in the Barcelona market, following its acquisition, in June last year, of a 41,500 m2 site at Santa Perpetua de Mogoda, where it is developing a 21,000 m2 logistics facility.
