Savills Ireland has brought project Shoreline to the market, a 125 acre residential development opportunity on the Dublin coast with a guide price of €42 mln.

The broker said it had been instructed by receivers Tom O’Brien and Simon Coyle of Mazars, and that the site at Baldoyle was split into two parts, with one existing planning permission.

The sites include an existing planning permission for 546 units, and potential to increase density through further planning permissions, Savills noted.

The development is split into two areas, the first comprising a high-end residential scheme designed by Henry J Lyons architects across 41 acres. This currently represents 546 residential units, with a feasability study reporting the potential to raise the density to 833 units. The scheme incorporates a commercial area and landscaped gardens.

The second area, comprising 15 acres, has been zoned for residential development, with a feasibility study reporting the potential for approximately 759 units.
