Dutch private investor Rubens Capital Partners has purchased a residential portfolio spread across the Netherlands from the country's rail and public transport workers pension fund in a deal worth €135 mln.

The portfolio, known as The Stage, comprises 17 complexes with a total 707 housing units. Eleven complexes consist of 306 single-family homes, while the remaining six schemes consist of multifamily units. The bulk of the units are rented out on middle-segment rents averaging €785 per month.

SPF Beheer, which administers the real estate portfolio on behalf of the pension fund (Pensioenfonds Rail & Openbaar Vervoer), said the sale was strategic and would enable it to focus it on relatively new housing projects in (sub)urban districts, convenience retail and offices near railway stations.

SPF Beheer was advised on the transaction by Capital Value and by Dentons on the legal side. Rubens Capital Partners was assisted by law firm Loyens & Loeff.
