Italian investment group Statuto has emerged as the buyer of the five-star Six Senses hotel in Rome, in a €245 mln deal representing the highest price per room ever achieved in the Italian capital.

The asset was sold by Orion Capital Managers in a transaction brokered by Coldwell Banker Commercial.

Opened last March, the asset is located in the city centre near Palazzo Venezia. It was acquired by Orion European Real Estate Fund V back in 2018 for €95 mln and was then redeveloped by CDS Holding.

The luxury property comprises 95 rooms and boasts a LEED Gold certificate.

Leonardo Stassi, head of hospitality at CB Commercial added: 'Today there is a significant amount of equity in the market ready to be invested which, combined with the easing of volatility in hotel performance and in the financial sector, the reduction of the gap between supply and demand, in many cases lender-driven, will make many other transactions.'

In July Gruppo Statuto entered Spain with the acquisition of the W Hotel in Ibiza.

In March, the Italian group also secured a €495 mln facility to finance the redevelopment of Palazzo del Toro in Milan's Piazza San Babila and the opening of a new Six Senses hotel at Milan's Via Brera.The firm also owns the Hotel Danieli in Venice, which was recently refinanced with a €330 mln bond issue as well as a number of other luxury hotels in Rome and Milan.
