The ‘Flow’ complex will comprise two new office buildings together offering 5,500 m2 of Grade A lettable space. The project boasts a number of sustainable features and aims to achieve a BREEAM Excellent rating.

The scheme is a joint venture between the two firms and has an estimated development cost of GBP 17 mln (EUR 20 mln). It is scheduled for completion in spring 2013. Strutt & Parker and CBRE are acting as joint agents on the project.

Staines is situated half an hour from central London and is home to the headquarters of several national and international firms. Rockspring fund manager Katie Webb said: ‘This site provides the opportunity to deliver Grade A office space into an undersupplied market and we expect to see strong interest from tenants who are increasingly demanding the best quality accommodation.’
