Mauritius and Johannesburg-listed real state investor Rockcastle has acquired two shopping centres in southern Poland from investment manager Blackrock for a combined €220.8 mln.

Rockcastle acquired Karolinka Shopping Centre in Opole and Pogoria Shopping Centre in Dabrowa Gornicza.

Karolinka is a dominant regional shopping centre located 5 km from Opole city centre. It comprises 70,000 m2 of GLA, split between a 37,700 m2 shopping gallery and an adjoining 32,300 m2 retail park. The catchment area includes around 400,000 residents within a 45-minute drive.

The shopping centre and retail park are anchored by an Auchan hypermarket, Leroy Merlin, Decathlon and numerous national and international fashion brands. Other tenants include Burger King, KFC, McDonalds, Pizza Hut and Media Expert.

Pogoria is the largest shopping centre and leisure destination in Dabrowa Gornicza, a city with a population of 125,000 residents. It offers around 36,000 m2 of retail GLA over two levels, including an 8,200 m2 OBI DIY stand-alone store and cinema.

Law firm Dentons’ real estate team advised Blackrock on the sale of two shopping centres, which were both developed in 2008 by Mayland Real Estate and acquired by Blackrock in 2009.

Karolinka is Rockcastle’s second mall in Opole (120,000 residents). Earlier this year, it bought the 18,000 m2 Solaris Centre in the city.
