German investor Real IS has completed the acquisition of a mixed-use building in Lyon, France for around €46 mln.
The transaction was conducted on behalf of Realinvest Europa and the seller is AG Real Estate France.
The FactorY mixed-use complex, which is entirely leased, comprises of 6,240 m2 of office space and 530 m2 of retail space on the ground floor.
The structure was designed by Swiss architect Christian Kerez and the Lyon-based architectural firm AFAA in line with the WWF principle One Planet Living.
The idea is centred on a feeling of openness and utilising natural light, as well as good environmental quality through solar technology and thermal performance created to generate an optimised energy footprint.
The complex has been awarded BREEAM Very Good, HQE Exceptional and Effinergie + certification.

Located in Lyon's Confluence district, the property is positioned at the centre of one of Europe's largest urban regeneration projects.
The location features an urban park, shops, cultural activities, terraces, leisure amenities, dynamic service businesses and access to all modes of transport.
The property is now the fifth purchase by Real IS in Lyon, in addition to the existing Convergence, Hélio 7, Docksite and Anthémis projects.

AG Real Estate France used the services of BNP Paribas Real Estate Transaction France (under a co-exclusive mandate with JLL) and the law firm LEXFAIR Notaires.
