Hamburg-based Quantum Immobilien plans to invest some EUR 300 mln for its Habitare residential real estate fund in the next two years. The company said on Tuesday that the fund has generated a payout of 5% during 2008, with the same payout targeted for 2009. Since its launch Habitare has reported total returns of 6.3% per annum.

'What we are observing is that institutional investors have become far more interested in German residential real estate. This is because they offer a conservative and therefore attractive opportunity-risk profile against the backdrop of markets that are more susceptible to fluctuation', said Philipp Schmitz-Morkramer, CEO of Quantum Immobilien.

Habitare targets new and existing buildings in Hamburg, Frankfurt, Düsseldorf, Cologne, Stuttgart and Munich. The fund currently has a portfolio of just under EUR 300 mln including around 3,200 residential units.

'We have pursued a restrained acquisition policy in the past two years on account of the high price level. However, given the current market situation we see good opportunities again for expanding our portfolio via selective investments', Schmitz-Morkramer added.
