German investor and asset manager publity AG has sold the HQ of media group Sky Deutschland on Medienallee in Unterföhring, near Munich.

The buyer and the purchase price of the property remain confidential.

The property features over 30,000 m2 of modern office space and more than 500 parking spots, some with charging stations for electric cars.

Built specifically for Sky Deutschland in 2010, the building meets high environmental standards and uses geothermal energy for heating.

Frank Schneider, CEO of publity, commented: ‘We are pleased to have sold such a flagship property in these challenging times. As an asset manager, we have brought the Sky headquarters up to the most modern standards in recent years, taking current ESG standards into account. Such attractive properties are in high demand among investors these days.’

The lease agreement with Sky Deutschland lasts until mid-May 2027, with an option to further extend.

publity AG originally acquired the property in 2019 from Gold Tree Group.

Unterföhring is the largest office location in the Munich area and one of the most important media locations in Germany, hosting other German TV companies like ZDF and ProSiebenSat.1.

Transportation options are right at its doorstep, with the S-Bahn station providing easy access to Munich's city center and airport.

Despite a difficult market environment, since the start of 2024, publity AG has managed to divest three other office properties in Germany - in Mühlheim an der Ruhr (4,500 m2), Wilhelmshaven (4,000 m2), and Neu-Isenburg (16,000 m2).
