Logistics developer Prologis is to expand its speculative building activities in 2014, the firm's European president, Philip Dunne, has told PropertyEU.

‘Across all of our markets, we’re seeing occupancies recover to beyond pre-crisis levels,’ he said during a video interview at MIPIM 2014.

Occupier demand has prrompted the firm to increase speculative builds in the UK in 2013. He added: ‘I’d guess this year we’ll do at least five on prime core sites and locations which we already own and control.’

The Czech Republic, Slovakia and southwest Poland are beginning to see new speculative builds, he noted, and, ‘where markets are on average greater than 95% occupied, with demand stable and recovering and the incremental level of demand coming in to the market as a result of ecommerce, I do see some meaningful level of new supply of speculative property,’ he said.
