'This site really does represent a trophy opportunity and offers a purchaser a platform to deliver something truly special in what is one of Dublin’s more affluent suburban addresses,' said John Swarbrigg of Savills.

Referred to as ‘Project Pier’, the 6.61 acre (2.67 ha) property, which overlooks Howth Harbour, offers two alternative planning permissions.

The first permission permits the development of 229 apartments and 2,996 m2 of commercial space. This permission was recently extended and is valid until March 2023.

The second permission permits 178 residential units (127 apartments and 51 houses), together with 2,756 m2 of commercial accommodation, a permission that was granted in June 2016.

According to Savills, a feasibility study is also available demonstrating the potential to accommodate as many as 340 apartments.

Located near commercial centre West Pier, the broker said that the site benefitted from excellent public transport links, including a 15-minute drive to Dublin airport.
