Premiumred Real Estate Development, the property development arm of Austria's Investkredit Bank, is selling the Smichov Gate office building in Prague to PBW II Real Estate Fund for EUR 44 mln. PBW II Real Estate Fund is an IXIS AEW Luxembourg fund dedicated to Central Europe.

Premiumred Real Estate Development, the property development arm of Austria's Investkredit Bank, is selling the Smichov Gate office building in Prague to PBW II Real Estate Fund for EUR 44 mln. PBW II Real Estate Fund is an IXIS AEW Luxembourg fund dedicated to Central Europe.

Smichov Gate was acquired by the PBW II Real Estate Fund following a tender by Jones Lang LaSalle. The building was completed in 2006 and comprises over 11,000 m2 of office space, 1,327 m2 of retail space, 351 m2 of storage space and 119 parking spaces. It is substantially leased to tenants from a wide range of sectors including Hochtief, Astra Zeneca, Deutsche Leasing and Hudson Global Resources.

PBW II Real Estate Fund said it is actively discussing further investments in the retail and office sectors, not only in the Czech Republic but also in Poland, Hungary, Slovakia, Romania and Bulgaria.
