Polish constructor Torus has sold the first phase of its Alchemia office complex in Gdansk to a joint venture between Bluehouse Capital and Reino Partners.

Financial details were not disclosed.

The Alchemia I building is the second Polish acquisition in as many weeks by the JV. The building comes with more than 4,000 m2 of accompanying space, including a sports and recreation centre.

The property comprises two towers of eight and six storeys, connected by a four-storey podium building, with 18,760 m2 of Class A offices, a restaurant on two levels, a 4,500 m2 sports and leisure centre and 380 parking spaces.

US-based financial institution State Street signed a 10-year lease earlier this month to occupy more than 14,000 m2 of space in the Alchemia complex.

Earlier this month Bluehouse and Reino announced the purchase of Malta House, a 14,700 m2 office project in Poznan, from Swedish constructor-developer Skanska for €38 mln.

International law firm CMS advised Bluehouse Capital on the deal, while Cushman & Wakefield represented the vendor.

Przemys³aw Kucharski, a partner with CMS, said: ‘Closing two transactions in recent days confirms the significant involvement in the Polish office market of Bluehouse and its partner, REINO, and – from a broader perspective – it shows the continuing interest of investors in regional real estate markets.

‘This conclusion is also supported by statistical data: the share of the regions in the total volume of office transactions in the first six months of 2015 in Poland reached nearly 60%.’
