Polish real estate company PHN Group is expanding its footprint with a new eco-friendly Class A office property in Warsaw.

With a PLN 200 mln (€46 mln) price tag, Vena is a sleek 12-storey office designed for sustainability and tenant comfort, boasting 15,400 m2 of flexible tenant workspace.

A two-level underground parking lot caters for 153 vehicles and offers dedicated spaces for cyclists, complete with a locker room and showers, in addition to charging stations. The ground floor and first floor of the building will provide service spaces.

The BREEAM Excellent property will feature large landscaped terraces on several floors, while certified materials will minimize environmental impact during construction. Smart systems and installations will reduce resource consumption, while the innovative 3D façade will bathe offices in natural light while warding off excess heat.

Warsaw-based A7AG will bring Vena to life, echoing their earlier work on the nearby Vis a Vis Wola estate. Construction work, due to last for two years, will be helmed by Skanska Polska.

Krzysztof Kowalski, managing director for investment, PHN, said: ‘Our portfolio of office properties is growing rapidly thanks to new investments and acquisitions, for which we have spent nearly PLN 1 billion in recent years. Lately, we have launched our two Warsaw premium office buildings Skysawa and Itraco Prime, with a total area of 48,000 m2.’

The Vena office complex is located at Prymasa Tysiaclecia 83, close to a major road in Warsaw’s rapidly growing Wola district, near the city’s business centre. Access to the public transport network is provided by numerous bus and tram lines as well as the M2 metro line.
