Swedish construction firm NCC has sold an office project in the Danish capital Copenhagen to pension fund investor PFA Ejendomme. The transaction relates to the development of a new green head office building for the Danish IT company NNIT. The total investment in the project amounts to approximately SEK 900 mln (EUR 92.33 mln). The tenants are to occupy the building from early 2012.

The transaction relates to the development of a new green head office building for the Danish IT company NNIT. The total investment in the project amounts to approximately SEK 900 mln (EUR 92.33 mln). The tenants are to occupy the building from early 2012.
NNIT is to relocate most of its current employees to Gladsaxe, where the new head office will be part of a newly built office property of approximately 35,000 m2. The project gives NNIT the opportunity to expand its lease by up to 10,000 m2.
NCC said the development and construction of NNIT’s head office represents one of its largest assignments in Denmark in recent years. The new office building will be a GreenBuilding, which means that it will be designed to consume 25% less energy than the prevailing norm for similar properties.
Separately, NCC’s property development arm announced the sale of the first two stages of the Zenit Company House office project in the Danish city of Aarhus for about SEK 256 mln (EUR 26 mln). The buyer, Ejendomspartnerselskabet af 1/7 2003, is a partnership between Nordea Liv & Pension, PensionDanmark and Lægernes Pensionskasse.
Zenit Company House is a modern and flexible office building, complete with meeting rooms, conference facilities and restaurants to be shared by its corporate tenants.
The office building, which is currently under construction, is classed as a GreenBuilding. The stages of the building currently being sold comprise 10,000 m2 of office space. About 77% of the building has already been leased and the largest tenants include RGD ReVision and the insurance company Tryg Vesta. NCC is responsible for leasing the remaining office spaces.
The first of the two stages will be completed in March 2010 and the second in December 2010. The plan is to then build an additional two stages with 3,500 and 7,000 m2 of floor space, respectively. Once construction is completed, Zenit Company House will have a total of 20,500 m2 of floor space.
